Deedbox Mortgage and Rental Income Packet
For self-employed performers, creators and dancers applying for a mortgage or a lease

Platform payouts, no W-2, a home studio. Explain it before they ask.

Deedbox works the numbers a lender will work for a self-employed borrower — two years of returns laid out the Form 1084 way, the year-to-date profit and loss, and the trend between the years — writes the business up in plain words for an underwriter, and gathers the packet. It will not call the packet ready while a return is missing or a falling income is unexplained.

The problem

The third request for “one more document”.

A lender treats anyone who owns a quarter or more of a business as self-employed. Fannie Mae’s guide asks for two years of signed personal returns, or transcripts, and generally a two-year history, then a cash-flow and trend analysis — and a year-to-date profit and loss when the last return is old. A creator’s income looks strange to an underwriter who has never seen one.

Falling

income is generally taken at the lower, recent year — and needs a written reason.

Will not call a packet ready that a lender will send back.

Not a reminder. Packet ready refuses, with the reason named, while a needed return is missing or not confirmed signed, a business return is missing, a stale year has no year-to-date profit and loss, the business is not described, or a falling income has no explanation. There is no override.

How it works

Business, returns, packet

Describe the business

How it is set up, how long it has run, months self-employed, and a plain description for an underwriter. Deedbox says how many years of returns will be wanted.

Add the returns

Each year’s Schedule C figures, laid out as Form 1084 adds them back. Each file is fingerprinted in your browser and stays on your disk.

Build the packet

Cash flow by year, the trend, the monthly income on that basis, the description and the document list.

What it will never do

It works the numbers. The lender decides.

Deedbox lays out what an underwriter will look at. Which income they use is theirs to decide.

No files kept. Each document is fingerprinted, never uploaded.
No lender link.Nothing is sent to a bank. You hand over the packet.
It is not an adviser. Not financial or tax advice. Your loan officer and accountant are.
It never touches a payment. The packet is for software.

Questions

The ones we actually get asked

Is one year of returns ever enough?

Only if the business has existed five years and the borrower has owned 25% or more of it for all five. Deedbox works out which applies.

What is added back to my profit?

Depreciation, depletion, amortization, casualty loss, business use of home and the depreciation part of business mileage — less meals that were not deductible.

What if my income fell?

Lenders generally use the lower, recent year and want a reason. Deedbox will not finish the packet until you write one.

Is this financial advice?

No. It is the packet the underwriter would otherwise ask for three times.

What do I actually get when I pay?

The demo on this page is the whole program, running on invented records. Paying gets you a licence key — one line of text, emailed to the address you give at checkout within two working days. Paste it into the program and from then on it keeps your own records. Until then, nothing you type into it is kept.

The key is checked inside the page, on your own machine. It never calls us, so there is still no account and nothing about your business goes anywhere. If you ever stop paying, your records stay exactly where they are, read-only, and Export still hands you every one of them.

The invented creator is three years in and applying in October. Income fell from one year to the next with no explanation, there is no year-to-date profit and loss, and last year’s return is not confirmed signed. Deedbox will not call the packet ready until all three are fixed.
